Single family residences

The full scope: grounds, exterior, utilities, interior, kitchen and bathrooms, roof to foundation. Starting at $500, with pools and spas adding $150 to $200 when inspected at the same visit, and an additional structure on the lot at $100.

Condominiums, townhomes and manufactured homes

Starting at $350. The unit itself is inspected the same way, but the boundary matters: some of what affects your unit sits in the building or in common areas, and responsibility for it depends on the association's documents rather than on where the wall is. Worth reading those before the contingency closes, alongside the report.

Investment and multi-unit property

Re-inspections

If work has been done in response to an earlier report and you want it checked, a re-inspection is 25 percent of the original fee.

Commercial buildings

Retail, office and light industrial premises start at $600, inspected to the same standard and reported the same way. Scope is agreed before the visit.

Whichever it is
