Which inspection you need

Not every visit is the same job. Four cover most of what we are asked for:

• Pre-purchase. The common one. You are in escrow and you want the condition of the property documented before your contingency period closes.
• Pre-listing. You are selling, and you would rather find the problems yourself than have a buyer's inspector find them and reopen the price.
• Phase inspection. New construction, checked at stages while the work is still reachable.
• Re-inspection. Work done in response to an earlier report, checked and documented, at 25 percent of the original fee.

What the inspection covers

The visit follows the same order the report is written in: grounds, exterior, utilities, interior, kitchen and bathrooms, with pools and spas available as an addition. It is a visual examination of the structure and systems from roof to foundation, and it reports condition. It is not an appraisal and not a municipal code inspection, so no house passes or fails one.

You do not have to be there, but it is worth making the time. Walking along lets you ask about something while you are both standing in front of it, and it makes the written report far easier to read afterwards.

Pricing

A single family residence starts at $500, and a condo, townhome or manufactured home starts at $350. Pools and spas add $150 to $200 when done with the inspection, as does a raised foundation. Multi-family buildings and anything over 5,000 square feet are quoted on a call. The full rate card is published rather than quoted on request.
