What the report tells you to budget for

Beyond the items that need attention now, a report gives the likely remaining life of the things that cost real money: the roof, the water heater, the heating and cooling. A roof that is sound today but on its last layer is not a problem, and it is not a negotiation. It is a line in a budget five years out. The sample report shows how that reads on the page.

The seasonal list

Twice a year, before the weather changes, the house wants the same short list of attention: weather stripping and caulking, gutters and downspouts, filters, the water heater, the fireplace, the roof and its flashing. This is the part of the service that gets forgotten because it is not on a rate card.
