What a re-inspection is

A return visit to look at the work done in response to the original report, and only that work. It is charged as a percentage of the original fee, published on the rate card, because it is a fraction of the original job. Mark looks at each agreed item, confirms whether it was done, whether it was done the way the report recommended, and photographs the result.

Why it is worth the fee

Because "the seller says it was fixed" is a claim, and a re-inspection turns it into a record. The report goes to your agent, and the conversation about a repair that was not done, or was done badly, happens while there is still something to be done about it. After closing, that same conversation is between you and a contractor, at your expense.

It also catches the substitution problem: a repair that was made, but not the one that was asked for. A patched roof where the report asked for flashing. A tightened railing where the report asked for a new one.

What to check yourself

Not every item needs a return visit. The walk-through checklist covers the things a buyer can check on the final walk-through without an inspector: fixtures, appliances, windows, doors, water running at every fixture. Run through it, and reserve the re-inspection for the work that needs an inspector's eye.
